I don’t start with your property. I start with you. Because the right way forward starts with understanding what you’re trying to achieve.
Hi, I'm Kelvin.
I'm a Manchester-based Chartered Building Surveyor with over 11 years' professional experience across Property, Surveying and Project Management.
Today, I use that experience to work directly with homeowners who may feel stuck with a property or whose circumstances don't fit neatly into the traditional selling process. For me, it starts with understanding the person, not just the property.
My career began as a Building Surveyor, where I learned to understand buildings, defects and the problems that can affect a property.
After becoming Chartered, I moved into Project Management, which taught me to look beyond the problem in front of me and focus on finding practical ways forward.
But I’ve also learned that behind every property is a person, and understanding their unique situation is just as important as understanding the property itself.
It's an approach that has naturally carried over into the way I work with homeowners today.
Speaking to me doesn't commit you to anything. The first step is simply a conversation about your property and your circumstances.
Before discussing what might be possible, I want to understand what's actually happening and what matters most to you.
You'll deal directly with me throughout the process — not a call centre or sales team.
If I think there's a way I can help, I'll explain it in straightforward language and answer your questions.
There's no obligation to proceed. Any potential way forward needs to make sense for both of us.
When you're discussing something as important as your home, I believe you should know who you're dealing with.
My professional background gives me the experience to look at property from more than one perspective — from its physical condition and potential issues to the practical considerations involved in finding a way forward.

Yes, absolutely. The initial review and chat are 100% free with no hidden catches or commitments at all in the process.
Possibly — but that's not the purpose of our first conversation.
Depending on your property and circumstances, I may be interested in working with you directly. In other situations, a different route may make more sense.
I'll explain things openly so you can decide what's right for you.
Not every enquiry will require a property visit. I'll speak with you first to understand what's happening. If I think there may be a suitable way I can help, we'll arrange a convenient time for me to visit.
Yes. Many of the homeowners I speak to have already tried selling through an estate agent or currently have their property on the market. Tell me what's happening and we can have a conversation about your situation.
Every situation is different. I speak with homeowners dealing with properties that haven't sold, properties requiring work, landlord exits, relocation, inherited properties, sales that have fallen through and other circumstances where a traditional sale may not be working.
If you're unsure whether I can help, just ask.
I'm based in Manchester and primarily work with homeowners across the North of England. If you're unsure whether I cover your area, send me your details and I'll let you know.
I'm not an estate agent and I'm not here to list your property.
My starting point is understanding what you're trying to achieve and what's currently preventing you from getting there. If I believe there's a way I can help personally, I'll explain it to you
Most homeowners we speak to are surprised to learn exactly why their property hasn't
attracted the right buyers. Here are the most common reasons.
Your asking price may not reflect what buyers are willing to pay in the current market. Even a small adjustment can significantly increase enquiries.
First impressions matter. Cluttered rooms, poor photography, or tired décor can put buyers off before they even book a viewing.
Structural issues, damp, or outdated systems can make buyers hesitant. Understanding what needs fixing — and what doesn't — is key.
Not all agents are equal. Poor marketing, limited exposure, or lack of communication can quietly prevent your property from selling.
Weak descriptions, low-quality photos, or missing floor plans can make your property invisible on portals like Rightmove and Zoopla.
Market conditions change. Listing at the wrong time — or leaving a property on too long — can reduce buyer interest and perceived value.
If you've found this page because something isn't going to plan with your property, I'd like to hear what's happening.
You don't need to know what the solution is.
That's the point of having the conversation.
Leave me your details and some basic information about the property. I'll personally get in touch to understand your circumstances and see whether I may be able to help.
No obligation. No pressure. Just a straightforward conversation.
Helping homeowners across the North of England understand their options and find the right way forward.
