She Wanted to Downsize. The Condition of Her Property Was Making That Difficult.

The homeowner had been trying to sell her property for around seven months.

The property required significant work, which was making it difficult to attract a buyer through the traditional market.

But when I spoke with her, it became clear that selling the house wasn't really the end goal.

She had reached a stage where maintaining the property was becoming more than she wanted to take on.

Carrying out significant works before selling wasn't something she wanted to do either.

Being able to move into a smaller property without having to take on the work required at her existing home.

That became the starting point for our conversations.

Rather than focusing solely on what needed doing to the house, I focused on understanding what she needed to happen next.

We were able to agree a way forward that allowed her to leave the existing property behind and move into a smaller home.

She didn't have to take on the significant works that had been making the property difficult to sell traditionally.

Most importantly, she was able to achieve what she had wanted from the beginning:

BUXTON, DERBYSHIRE

He Wanted to Start a New Life Abroad. His Property Was Keeping Him in the UK.

When I met the homeowner in Buxton, his property had been on the market for around six months with very little interest.

But waiting for a buyer was becoming a much bigger problem.

He wanted to relocate to Japan and start the next chapter of his life with his family.

His daughter's birthday was approaching, and he wanted to be abroad in time to spend it with her.

After months without a buyer, continuing to wait indefinitely wasn't giving him the certainty he needed.

He also didn't want to continue paying an estate agent when he felt very little progress was being made.

His priority had become clear:

Speed and certainty mattered more than continuing to wait for the traditional selling process.

So instead of starting with what I wanted from the property, I started by understanding what he needed from the situation.

Once we understood that, we could look at whether there was another way forward.

THE OUTCOME

We agreed a solution that allowed him to move forward with his plans.

I covered his legal costs, removing another expense from the process, and he was able to relocate to Japan while the legal work was being completed.

Today, he's living in Japan.

And something I'm particularly pleased about is that our relationship didn't end with the property
We still keep in touch today.
